I might apparently live in its Golden Triangle, but I am also happy to keep on avoiding British Land shares

I was not surprised to read that the latest Rightmove (RMV) house price survey was very mixed. I think you can all guess what the tabloid thoughts for 2024 performance are going to be on akin matters. Meanwhile, I see that British Land (BLND) observed in its first half numbers today that it “now expect ERV (estimated rental value) growth at the top end of our previous guidance for FY24”. Has it really bucked the poor housing market trend?

British Land may still be excited about the world of property…but I am not

I have not been a fan of British Land (BLND) for ages, and am not surprised to see its shares down over 30% during the last year.  As I noted a couple of months ago, the property company may bang on about “golden triangles” but I happily continue to own zero shares in the name (even if it has now fallen out of the FTSE 100). Does today’s AGM update say anything of interest?

If I was lazy, then I would just tell you all to re-read my article from six months ago titled “Sage Group continues to perform, whilst British Land continues not to”. Fundamentally, the call remains unchanged as Sage Group (SGE) remains a relevant business for the next few years, whilst prospects for British Land (BLND) remain…debatable. But are either of them at a good level to buy new shares in?

I am pleased to see Sage Group (SGE) shares back up to a circa 800p share price after the publication of its full-year numbers earlier today. Six months ago, I noted that I was “once again…in love with Sage Group shares”. Even though I am not a personal user of its small business capabilities, it is still super relevant from a cloud and ongoing new R&D perspective. But, whilst the share was cheap in May, it looks closer to being a fairer value today. In short, time to take some nice profits at Sage Group. So, if one of Newcastle’s FTSE 100 finest is doing well, what about the more London-focused British Land (BLND)?

Hello, Share Takers. You might think it odd that I commend to your further inquiry a company that relies on office rents and town centre commerce for its income. But it seems to me that the British Land (BLND) share price is too low. Especially if you bear in mind that the virus won’t last forever. It will disappear with an effective vaccine, if not sooner from a natural death. And British Land is doing better than expected in the virus’s unpleasant reign...

Cuddly and optimistic British Land ain't fooling no one

According to my pocket calculator, British Land (BLND) is sitting at just under a 45% discount to NAV. That is better than the dog days of mid-March but still reflects a sharp discount expansion from the start of the year or versus longer-term norms. No surprises there, but it would like to tell you that today's full year numbers (to the end of March) are naturally a game of two periods, pre the pandemic and post the start of the pandemic…but I think the evidence is somewhat different...

I feel the latest set of - half-year - numbers isn't too encouraging. The company lets out property to retailers. And we all know the High Street has been beset by closures and liquidations recently. For British Land, net rental income fell by nearly a tenth to £243 million...

Hello, Share Cinchers. It’s been a while since I last commended British Land (BLND) to you. I don’t regret that, though the share was falling at the time and has yet to really rebound. The company deals in what they are not making any more of and it owns it around the UK, including where it’s most costly: London.

These groups in Ethiopia seem somewhat like the Provisional IRA, 36 years attacking the UK. Even after the 2005 ceasefire splinter groups have emerged.The UK just carried on. Just with higher security.These groups in Ethiopia could carry on for years, all it will do is further impoverish the country and the areas they operate in further. That is how war works in Africa perhaps everywhere. If guns were freely available in the UK, I really could see it here, luckily only the criminals the police and farmers and a few others have access to guns.I could see the far left using them against the middle of the road reform and restore but the left would only use them in the name of peace.Enough talking bollocks and back to Kefi.I thought about another 750,000 this morning, but that is the money to see me through to Christmas and I thought if I told the mrs we were just having soup till Christmas, I would be in trouble.These things often come in threes so one more lot of bad news and I might buy, plus I will have had some more dividends by then. If they fly before I have the cash I am quids in anyway.So much to think about and so much to weigh. The same i imagine for every investor.Now down £1900 on kefi in my sipp but up £800 on AMRQ. These are the only two non dividend stocks in my SIPP. Just waiting for the first dividend from AMRQ,next year maybe. KEFI perhaps three years or never.Shares, pension so exciting but no one else knows!
